Pre-Construction

New Construction

Once construction is set to begin, our role at Keene Klimas is to work with your architect/engineer and contractor to help ensure that the project remains on schedule and within budget. Our project management activities outlined below are conducted with one goal in mind: that you get a building that is a good value for your investment.

• Project Preparation
  
  Getting off on the right foot is essential to the success of any project. Keene Klimas can help you prepare for a proper start by first reviewing plans, contract documents, permits and any tenant requirements. Next, working in conjunction with the owner/developer, we’ll organize and monitor a construction start-up meeting involving all members of the team. This is where expectations are outlined and parameters are set for the successful completion of the project. With an agreed-upon understanding in place, Keene Klimas can then serve as your “eyes and ears” throughout the construction process in order to help meet established goals.

• Schedule Analysis
  
  We can keep watch over your project scheduling, tracking progress on key milestones to help verify that owner (and tenant) requirements are met in a timely manner. Schedule analysis also includes meeting with the contractor for regular project updates, and creating recovery plans if there is a critical slowdown in the expected schedule.

• Cost Control
  
  Our team knows how to measure costs and will diligently review monthly payment requests to ensure that dollars paid accurately reflect work completed. Keene Klimas can also monitor payments for timely processing and remittance.

• Records/Documentation
  
  Keeping accurate and current documentation is essential to the progress and completion of any project. These records will also provide substantiation in the event of any contract disputes or legal claims. • Change Order Management
  
  Keene Klimas will examine all change orders prepared by the contractor, with an emphasis on validity and accuracy. Once verified, we submit the order to you with a request for implementation. We will also keep a running log of all change orders, which helps to track project costs throughout all phases of construction.

• Quality Control
  
  One of our primary roles during the construction process is to interface closely with the contractor and design team in terms of quality control and assurance. Keene Klimas has the decades of experience necessary to review work for conformance with design intent and all relevant industry standards. We can also help to verify that any and all deficiencies are corrected promptly and accurately.

• Claims/Dispute Mitigation
  
  Unfortunately, the reality of construction work is that disputes may arise. The professionalism of Keene Klimas is your ally in appraising the situation. We’ll investigate the project documentation, provide a detailed report on the issues in question, and prepare a plan of action. Our goal is to resolve the dispute quickly by reaching a mutually agreeable settlement without litigation and with minimal impact on the overall project.

• Claims Analysis/Prep
  
  If all attempts at dispute resolution fail, your only recourse is to defend and/or prepare a claim. We will work in conjunction with your legal team to provide and prepare the necessary documentation for an efficient and cost-effective resolution.   Resolution of scheduling issues begins with a thorough review of contract schedule requirements, the detail scheduling plan, and any updated schedules that apply. After we determine the cause of the delay, Keene Klimas works with your contractor to develop a recovery schedule to get things back on track. Delays are frustrating and we know that. You can count on us to monitor the recovery schedule in terms of resources and manpower, either on a weekly, biweekly or monthly basis, as your project demands.

  The only thing that causes more angst than a project that goes off schedule is one that goes over budget. Keene Klimas will review your contract and change orders for validity and accuracy, meeting with your contractor to help resolve discrepancies and negotiate resolutions.
